PE Stamping Services: How to Get Drawings Sealed Right the First Time

What Are PE Stamping Services?

PE stamping services are when a licensed Professional Engineer (PE) reviews, prepares, or completes engineering drawings and calculations and then signs and seals them for a permit, a submittal, or a client. Contractors, architects, fabricators, and homeowners use these services when a city, an engineer of record, or a lender requires a sealed document and they do not have an engineer on staff.

One thing surprises many people: a legitimate engineer cannot simply "stamp" drawings someone else designed. State engineering boards require that sealed work be prepared by the engineer or under their responsible charge. In practice, that means the engineer reviews the design, checks or redoes the calculations, fixes what does not work, and only then seals the documents. A service that offers a stamp with no review is a red flag.

What Kinds of Documents Get PE-Stamped?

  • Structural drawings and calculations for new buildings, additions, renovations, and tenant improvements
  • Foundation plans and foundation evaluation or repair letters
  • Steel connection calculations and delegated design submittals (see our guide on delegated steel connection design)
  • Shop drawings that contain engineering design, such as stairs, railings, trusses, or connections
  • MEP drawings for mechanical, electrical, and plumbing permits
  • Retaining walls, signs, canopies, and other site structures
  • Engineering letters for permit corrections, inspections, and existing conditions

Do You Need a PE Licensed in Your State?

Yes. A PE seal is only valid in states where that engineer holds a license. A Texas project needs a Texas PE, a California project needs a California PE, and so on. If you work in several states, choose a firm with engineers licensed where your projects are. Plan reviewers routinely reject drawings sealed by an engineer who is not licensed in the project state. You can verify any license on the state engineering board's website.

What to Send to Get a Fast Quote

The more complete your package, the faster an engineer can tell you the scope, cost, and turnaround. Send:

  1. Project address and the city or county reviewing the permit
  2. Current drawings (PDF or CAD) and any existing calculations
  3. Plan review comments, if the permit was already rejected
  4. Soils report or geotechnical information, if you have one
  5. The deadline you are working toward
  6. Who the documents are for: the building department, the EOR, a lender, or an owner

How Long Does It Take?

Turnaround depends on how much engineering is needed, not on the stamp itself. A simple review of complete, well-prepared drawings is much faster than a set that needs new calculations or redesign. The biggest delays come from missing information, so a complete package on day one saves the most time. Ask for a written turnaround estimate with your quote.

What Affects the Cost?

  • Scope: reviewing existing calcs costs less than designing from scratch
  • Size and complexity of the structure or system
  • Quality of what you provide: incomplete drawings mean more engineering time
  • Number of disciplines: structural only, or structural plus MEP
  • Site visits, if existing conditions must be verified
  • Rush deadlines and the number of review rounds included

A detailed quote should list exactly what is included, so there are no surprises when the plan reviewer sends comments.

Red Flags When Hiring a Stamping Service

  • A flat "stamp only" price with no review of your drawings
  • No name or license number for the engineer who will seal the work
  • The engineer is not licensed in your project state
  • No calculations delivered with the sealed drawings
  • No support if the plan reviewer sends comments

How PRIMECOST Handles PE Stamping

PRIMECOST engineers hold PE licenses across 49 states. We review your drawings and calculations, correct what needs correcting, prepare any missing calculations, and seal the final set. If the reviewer comes back with comments, we answer them and update the sealed documents. Frequently Asked Questions

What are PE stamping services?

A licensed Professional Engineer reviews, prepares, or completes engineering drawings and calculations, then signs and seals them for a permit, submittal, or client.

Can an engineer stamp drawings they did not prepare?

Only if the work is brought under their responsible charge. The engineer must review the design, check or redo the calculations, and correct what is needed before sealing. A stamp with no review is a red flag.

Does the engineer need to be licensed in my state?

Yes. A PE seal is only valid in states where the engineer holds a license, and plan reviewers reject drawings sealed by engineers not licensed in the project state.

How much do PE stamping services cost?

It depends on scope, complexity, the quality of the drawings you provide, the number of disciplines, site visits, and deadlines. Ask for a written quote that lists exactly what is included.

What should I send to get a quote?

The project address, reviewing jurisdiction, current drawings, any existing calculations, plan review comments, soils information if available, and your deadline.
